Tropicana Cenang's final phase hits 20 per cent take-up

LANGKAWI – Tropicana Corporation Berhad's Clarissa Serviced Suites, the third and final phase of the Tropicana Cenang development in Pantai Cenang, Langkawi, has recorded a take-up rate of 20 per cent since it was launched in April last year.
Tropicana's Managing Director of Marketing, Sales and Business Development, Ixora Ang, said encouraging market response had prompted the company to launch the third phase together with a new Clarissa Serviced Suites show unit.
She said the development maintains Tropicana's commitment to quality and sustainability.
"This is through compliance with the Green Real Estate (GreenRE) green building certification standard, while its construction quality will be independently assessed through the Quality Assessment System in Construction (QLASSIC).
"Besides that, buyers of Clarissa Serviced Suites are mostly foreigners, unlike Assana Serviced Suites where the majority of buyers are Malaysians," she said.

Clarissa Serviced Suites carries a gross development value (GDV) of RM922.6 million and is a 40-storey freehold development offering 806 fully furnished serviced suites.
"The units have built-up areas of between 536 and 1,356 sq ft, with prices starting from RM668,800," she said.
Tropicana Cenang began with its first phase, Assana Serviced Suites, launched in September 2021 with 831 units in a 39-storey block. Those units had built-ups starting from 380 sq ft priced from RM500,000, and are now fully sold, with 85 per cent of buyers being Malaysians.
Following that success, Tropicana launched Merissa Serviced Suites as the second phase in June 2023. Merissa, with a GDV of RM115 million, offers 60 beachfront units in a low-rise building priced from RM1.71 million.
Both Assana and Merissa were completed in April this year, rounding off the Tropicana Cenang development ahead of the full operation of its hospitality ecosystem through T Journey.
Tropicana is currently developing two other strategic projects in Langkawi — a mixed development in Pantai Kok and Tropicana Lagoon in Tanjung Rhu.
The Pantai Kok development covers 44.61 acres with an estimated GDV of RM3.02 billion, to be built in phases over 15 years, comprising residential, commercial and tourism components.
Tropicana Lagoon in Tanjung Rhu is a luxury resort-concept development starting with 77 freehold bungalow lots, and is also planned to include future residential and hospitality components to meet demand from the luxury and holiday home markets.
